As a source of impulses for the chemical, pharmaceutical and biotechnology industries, Industriepark Höchst can hardly be matched elsewhere in Germany. The more than 80 on-site companies invested in excess of 2.3 billion euros in the industrial park between 2000 and 2005 ample testimony to its viability and dynamism. What makes the park especially attractive are the optimal conditions and an infrastructure perfectly suited to tenants’ needs. There is room for new tenants, too: About 76 fully developed hectares of land are vacant in the park, which covers an area of 4.6 square kilometers and is just a few minutes by car from Frankfurt Airport.
Apropos of infrastructure: Utilities are characterized by a maximum of efficiency, quality and availability. This also applies to water, which meets the strictest quality standards. The world’s largest distribution system for pharmaceutical water began operations last year in the park. Site operator Infraserv Höchst, responsible for the sophisticated infrastructure, invested more than 20 million euros in the system. Infraserv Höchst also manages the disposal of solid waste and waste water professionally and with care for the environment. It invested 17 million euros in the park’s waste-water purification plant, whose innovative two-stage treatment process takes the changed waste-water mix into account (The construction of new biotechnology production plants has greatly increased the proportion of biological waste water compared with chemical waste water.).
The on-site companies, which employ some 22,000 people, can take advantage of Infraserv Höchst’s extensive know-how and services ranging from information technology and logistics to training and continuing education all geared to the needs of the chemical, pharmaceutical, biotechnology and process industries.
Quicker building permits with an assist from Infraserv Höchst
Infraserv Höchst’s services include permit management. It has a wealth of experience in dealing with the relevant authorities, is familiar with their requirements and can therefore optimally assist on-site companies in obtaining permits for new production plants or for the expansion of existing facilities. This expertise pays off for customers: Quick processing of building permit applications can easily mean six-month head-starts in launching production in Industriepark Höchst compared with other sites. For a facility that makes a blockbuster product with annual revenues of a billion euros, six months translates into added revenues of 500 million euros, and added profits about equal to the investment. So having Infraserv Höchst as a project partner means enjoying a competitive advantage.
This is certainly one reason why the U.S.-based company Cargill is building a biodiesel plant in the park, at a cost of some 25 million euros. Besides the good transport links, the decisive factors in its choice of the site were the infrastructure and existing know-how. The specialty chemical company Clariant has expanded its production capacity in the park and has built new facilities for the manufacture of wax and pigments. The pharmaceutical concern sanofi-aventis, which is the biggest company in Industriepark Höchst, invested more than 200 million euros in the park last year alone. It is currently building, among other things, a new production plant for insulin pens. With its modern insulin facilities, Industriepark Höchst is one of the largest insulin-production sites in the world.
Industriepark Höchst is the source of important impulses not only for pharmaceutical biotechnology. Environmental biotechnology is also being advanced in the park. For example, Infraserv Höchst is building a co-digestion plant that will convert some of the park’s byproduct sludge, along with co-substrates, into biogas. Until now, industrial waste water was generally unsuitable for biogas production. The waste-water mix in the park has changed, however, making this innovative and resource-saving form of energy production possible.
Innovative energy strategy
Construction of the co-digestion plant is part of the innovative energy strategy pursued by Infraserv Höchst in the park. Thanks to its highly efficient, resource-saving energy production, Infraserv Höchst can offer on-site companies internationally competitive energy prices. Since energy costs are a key success factor for manufacturers, Infraserv Höchst’s prices boost on-site companies’ competitiveness. In 2004, Infraserv Höchst installed a 23.5-million-euro gas turbine in a cogeneration power plant that it operates in the park. Since then, electricity and steam production has been even more efficient.
Industriepark Höchst offers other advantages, too. Located in the heart of Europe, it has excellent highway links, its own railway connection, and also the Main River as a transport route. The park’s high-performance trimodal port has been in operation since 2004. In addition, the park forms a network of competence where companies as manufacturers and customers, producers and service-providers optimally complement each other. New companies in particular can benefit from this. Innovative start-ups that want to be near larger companies are constantly expanding the network at the site. Finally, the many universities, technical colleges and research institutions in the Rhine-Main area provide a steady pool of qualified young workers.
